What is it like to live near a solar project?

Solar farms are autonomous and use no fuel or create any pollution within the air and water. They have very few moving parts, are not noisy, and do not have any odor. Solar projects have a minimum profile and make great neighbors.

Do solar projects make noise?

Solar panels do create minimal noise when in use, however, the noise is minor and becomes imperceptible between 50-100 feet away from the project. At night, when the panels are not in use, there will be no noise.

What is the lifespan of a solar project?

The life expectancy of solar projects are usually 35-45 years, and sometimes more. However, this does not mean the solar panels will stop producing energy, but instead, their energy production will only decrease over time.

What happens at the end of the lease term?

All panels, racking, and investors will be dismantled by RedWind’s partners at the end of the Project’s life, and the land will be returned to its original condition.

How many acres are needed?

5-10 acres per MW dependent upon the site is the rule of thumb, but transmission capacity available on the respective line, and the size of the line will be the ultimate deciding factors.

What is the range of rent a landowner can earn during the operating years?

This depends upon the complexity of the site, whether or not the land is economically earning, i.e., productive in growing crops, the respective power market and required IRR from the investor. Former coal mines due to the complexity of the site and potential environmental liability perceived or real, often are on the lower end of the range.

In 2019, we were approached by a company that wanted to install solar panels on our 1,500-acre property. At the time, we were beginning to develop the property for a residential neighborhood. The money per acre and the term lease were interesting to us. We had never considered a solar farm on our property. After our due diligence and digging into what would be required on our part, the solar company disappeared and would not take our calls.

In 2022, we received a call from RedWind Renewables. We were a bit skeptical because of our last experience with a solar company in 2019. Over the course of six or seven months, we heard from multiple solar companies, and many gave us offers. RedWind Renewables was the only company that invited us to sit down with the engineers who would develop the solar farm, and allows us to ask questions about our property, and how the solar farm would impact it. We were very impressed with the team, and the price that RedWind Renewables presented to us. Later, in 2022, we signed a contract with RedWind Renewables, as they presented the best price, and we felt the best chance of seeing this project through to its completion.

Over the course of the last year, we have had many conversations with Dan at RedWind Renewables, and his engineers regarding our project. Our questions and concerns are always addressed in a timely manner. I highly recommend Dan and RedWind Renewables.

By the time I met Dan Rustowicz/Redwind Renewables, I had been on a mission to find THE right company to build our solar project for a few months. First the state electric public energy provider made it known that they were promoting our area for solar energy development. They were looking to bring in a massive new power line to the general area of the current coal powered plant, along with a new storage facility. One of the proposed lines ran through the ranch that belongs to my long-term business partner. We attended meetings, met with a couple of companies interested in talking a solar lease and eventually we decided to add my adjoining grassland property to his property and were joined in our quest by a neighbor ranching family who added more acreage to our group and began to offer the land to solar companies as a joint package.

We learned quickly that one does not choose the company according to the size of the lease payments. The second company that contacted us offered more than 3 times as much money as the first. The next two were somewhere in between. Some were just landman types from oil companies and they had no knowledge of solar energy. What I knew I had learned on the internet in a few weeks and I knew enough to know they had no knowledge in solar. So we decided to go on a quest of our own. Although there is no solar energy development in our area, the area is riddled with powerlines carrying in power from windmills in surrounding counties. I sought out a "landman" experienced in that area to help us find a serious developer for our project. He brought us Dan Rustowicz. He had an impressive background in renewable energy. He actually had references. (something others were unwilling to share) His references checked out. His background checked out.

Dan reviewed what we had to offer and we came to an agreement that was reasonable for him to take to his investors and future builder/owners. He leveraged an excellent well-funded, knowledgeable and aggressive company to build our project. At this writing we are a year into the lease. All the preliminaries are complete, we are beginning our public awareness campaign along with engineering and prep for permitting. Dan has been there as an advisor and collaborator as needed in demonstration of his commitment to the success of this project.

Even though we have a close working relationship with the owner and the project manager of our solar lease long-term developer, I know that when I want to call on Dan his line is always open for serious discussion and advice.

There are a lot choices out there. We visited at different levels with seven companies. Three of them seriously. Companies still contact us. I am glad we met Dan and I think that our current situation is the right choice for us.
